CONTEXT: The residential-commercial centre is located within the Šip Business Zone, in a planned environment of large companies and an innovation and technology park. The site features a large public park, views of the distant natural landscape, and improved public transport links to the city of Sarajevo (tram).
CONCEPT: The regulatory plan for the site envisions a larger mixed-use residential and commercial building, alongside a group of smaller residential structures (villas). The concept consolidates the smaller buildings into larger structures (blocs), creating a homogeneous structure throughout the entire center. Given the dominant slope of the site towards the north, the building blocks are oriented along their longer sides in an east-west direction, ensuring that all spaces receive adequate sunlight. The design also expands the planned public park throughout the center, thereby creating a central public green zone for future users of the space. Green areas and vegetation are further extended into the spaces between the above-ground building blocks, which are designed as community spaces.
